The Structure of the Domus

The property has a longitudinal plan, with pedestrian access to via Pietro Raimondi. Access to the private car park will also be in via Raimondi, through a ramp that will lead you to your personal garage. A driveway entrance for short stops will be dedicated to guests, taxis or residents’ vehicles. The sweeping facades of Domus Daini are decorated with the intention of capturing the classic lines of the original Domus. Only one portion of the property will be finished with rustic brickwork.

The four-story building plus a basement and a ground floor offers a stunning view of Villa Borghese from balconies and terraces. All floors are connected to each other by three elevators and two staircases.

The heating and cooling of all apartments are ensured by an efficient and sound-proofed conditioning system and a radiating under-floor heating system.

Both systems are centralized and independent for each apartment. For the greater comfort of the tenants, the project features acoustic and heat insulation panels for the floors, ceilings, and walls between apartments on the same floor and high-quality windows complying with the highest standards.

Domestic hot water is produced by recovering heat from the refrigeration units of the plant itself, with the addition of the heat produced by the solar thermal system.

Again, for energy saving, the use of hybrid vehicles is promoted by arrangements to install of charging stations in each garage.

The Archaeological park of Villa Borghese

Villa Borghese is one of Rome’s most significant archaeological sites, with an area of about 80 hectares and 8 entrances. It owes its name to the first residence of Cardinal Scipione Borghese, who built it in the 17th century.

Villa Borghese is home to numerous historic buildings among its vast gardens and terraces, including the Meridiana and its secret gardens, the Casino del Graziano, the Casino Giustiniani and the Uccelliera. The neoclassical buildings it houses, such as the Casino dell’orologio, the Fortezzuola or the Garden of the Lake, an artificial island on which the Greek temple of Aesculapius stands, offer magnificent views. The temple can also be reached with short boat trips.

Inside the park it is possible to find numerous facilities converted to structures for the leisure time: the Orangery has now become a museum, just like the studio and house of the artist Pietro Canonica. The Casino di Raffaello is now a playroom, and the Casa delle Rose has become the House of Cinema. Equally important are the Zoo (Bioparco), the equestrian centre and the Globe Theatre of Gigi Proietti, staging Shakespearean plays.

Villa Borghese is one of the Roman green areas with the greatest number of artistic and landscape testimonies. It hosts sculptures, buildings and fountains ranging from baroque to neoclassical art. Due to the large concentration of cultural institutes, the archaeological site is also called the “Museum Park.” On the other hand, for its shape and concentration of green areas, it is frequently referred to as “the heart of Rome.”

Domus Daini’s Archeological Site

In the Roman age, the site was part of the Sepolcreto Salario, an area which was used for the burial of people of all social classes from the Republican period to the 4th century AD. Over one hundred burials have been excavated: the earliest ones mostly feature cinerary urns, roughly 60 of which were found in a columbarium. In later periods the most widespread kind of burial is a grave dug into the ground and covered with sloping tiles: the so-called “a cappuccina” burial.
